Most articles about villa appreciation in Dubai quote a single average price with no source. Below is what Dubai Land Department transaction records actually show for The Oasis by Emaar — 2,198 registered transactions from launch (September 2023) through August 2026, including 85 cases where the exact same unit was bought and later resold.

The community-wide median price has moved from roughly AED 1,566 per sq ft in 2023 to AED 2,073 per sq ft in 2026, but that figure blends collections launched at very different times and price points — Marèva, Marèva 2, and Palace Villas Ostra only began transacting in 2025, at higher price points than Palmiera's 2023 launch. It reflects the community's evolving mix, not one property appreciating. For that, the clearest evidence is the same unit, resold — see below.
Same Unit, Sold Twice
Dubai Land Department records let us track individual units by their registered unit reference across multiple sales. Of The Oasis's 2,198 transactions, 85 involve a unit that sold more than once — a genuine, same-property comparison rather than a market average.

Palmiera is the only Oasis collection with enough resale history (49 matched pairs) to show a genuine trend rather than a handful of data points. Its own resale market has moved as follows, compared to its own 2023 launch price — same collection, not a community blend:

That's a +15.5% move from Palmiera's original 2023 launch price to its 2026 resale median — over roughly 2.5 to 3 years, on the same collection. This is the single most defensible appreciation figure in this dataset.

Palmiera is the only collection old enough and liquid enough to show a reliable resale trend. The rest of The Oasis's collections are too new to have a meaningful secondary market yet — that's expected for a community that only started selling in 2023 and is still releasing new collections as recently as 2025 and 2026. We'll update this table as more resale history accumulates.

Transaction data: PropertyMonitor extract of Dubai Land Department Open Data, pulled 26 August 2026, covering 2,198 registered transactions for The Oasis by Emaar since launch. Matched pairs identified by the unit's DLD registration reference appearing in more than one transaction record — a same-unit match, not a same-type-and-size approximation. Figures may differ slightly from official DLD records due to data processing; verify directly against DLD/DARI if using these figures for a formal investment decision.
